Internal reconfiguration and conversion of a commercial building to a single dwelling house


This project involves the conversion and internal reconfiguration of a three-storey plus basement commercial property, to create a high-quality single dwelling house. The scheme has been informed by an initial planning appraisal and is designed to fall wholly within the scope of permitted development, with no external alterations required.


The existing building presented a number of inherent constraints, including its unusual triangular plan form, limited daylight and an inefficient staircase arrangement. These challenges shaped a carefully considered internal layout that prioritised efficient circulation, improved daylight penetration and maximised spatial quality within the existing envelope.

At ground floor level, the layout is reorganised to form a generous open-plan living space, centred around a galley kitchen with bar seating and dining area. An adjoining pantry and utility space, along with a discreet WC beneath the stairs. The existing spiral staircase is replaced with a more substantial design, with a widened void to improve movement and allow natural light to filter between floors. The former lobby is reconfigured to provide a bathroom and boot room, and the main living space benefits from direct access to the basement.


The basement is converted into a self-contained guest suite with bedroom, walk-in wardrobe and bathroom, while the upper floors are reworked to create a well-proportioned principal suite incorporating a bedroom, bathroom, walk-in wardrobe and flexible study area. The result was a cohesive and thoughtfully designed home that successfully transforms an underutilised commercial building into a comfortable and efficient residential dwelling.
