The Plough
This project involved the complete renovation of a 17th-century property in Lingfield, combining sensitive conservation with modern functionality. Our client sought to preserve the building’s heritage while creating a home suited to contemporary living.
The house, with its wealth of historic architectural features, had been obscured by layers of paint and poorly conceived alterations. Our approach focused on carefully restoring its original character while reimagining the interior layout for improved comfort and usability.

Key interventions included:
- Conservation and Restoration:
- Layers of paint were gently removed using sandblasting techniques, revealing the true beauty of the original materials.
- Original windows, including their delicate small panes of glass, were preserved and protected during the works.
- The roof was entirely replaced, ensuring both longevity and historical accuracy.
- Reconfiguration and Modernisation:
- Internal walls and annexes, added haphazardly over the years, were reworked to create a cohesive and functional layout.
- Underfloor heating was installed, alongside a completely new electrical system.
- Bathrooms and kitchen were modernised, balancing contemporary design with the home’s historic character.
Throughout the project, minimal intervention was prioritised to respect the integrity of the building. The aim was to enhance its original charm and ensure its sustainability for future generations. By addressing the existing footprint rather than resorting to grand extensions, we demonstrated how thoughtful, restrained design can transform even the most complex properties.
This renovation was achieved at a moderate cost, demonstrating that high-quality craftsmanship and conservation need not be prohibitively expensive.
Budget: £2,000 per square metre
