High Quality Shared Housing in South London

This project demonstrates how a previously underperforming Victorian property can be transformed into a high quality, fully licensed 5/7 bedroom House in Multiple Occupation (HMO), delivering much needed shared accommodation within one of South London's most in demand residential areas.

Located in Peckham, the project involved the comprehensive refurbishment, extension and reconfiguration of a nineteenth century terraced property to maximise its potential while creating comfortable, well designed accommodation that meets modern HMO standards. By increasing the property's capacity from a smaller shared house to a fully licensed 7 bedroom HMO, the scheme makes more efficient use of an existing urban building, helping address the growing demand for affordable rented accommodation without requiring new development.


Rather than demolishing and rebuilding, the design demonstrates how existing housing stock can be sensitively adapted to provide additional homes within established neighbourhoods. Through carefully considered architectural interventions, the project delivers increased residential density while respecting the scale and character of the surrounding Victorian streetscape.

A contemporary rear extension creates a generous communal kitchen, dining and living space, providing residents with bright, shared accommodation that encourages social interaction and improves everyday living. At roof level, a discreet rear dormer extension introduces additional bedrooms and bathrooms, allowing the property to achieve its full potential as a licensed HMO while remaining sympathetic to the existing building.

Alongside the spatial reconfiguration, the property has been upgraded with improved insulation and an energy efficient air source heat pump, significantly enhancing thermal performance and reducing operational energy demand. These improvements ensure the building not only delivers more homes, but also provides comfortable, sustainable accommodation with lower running costs for future occupants.

The project is an example of how thoughtful architectural design can unlock the potential of existing buildings to deliver more housing across London. By transforming an underutilised Victorian property into a high quality licensed HMO, the scheme supports local housing supply, promotes the sustainable reuse of existing building stock, and demonstrates how smaller residential projects can make a meaningful contribution to meeting London's growing housing needs.
